The tenant screening process at Austin Landmark Property Services is designed to find and place the most qualified residents into your property. A good investment experience starts with a good tenant, and we aren’t lazy or instinctive when it comes to reviewing applications and establishing rental criteria. We rely on data and documentation, and we follow all fair housing laws.

Some Austin property management companies will hand the screening and background checking over to a third-party or some online site that promises to do all the necessary due diligence.

Not us. We believe you hire a property manager to protect you and your property. That’s exactly what we do when we’re screening potential tenants. Our process is consistent, fair, and rigorous. It complies with all federal, state, and local fair housing, credit, and discrimination laws.

But, when it comes to screening tenants, we don’t tell you much. Why? Because there are privacy issues at stake. We take the law seriously, and we want to make sure you are 100 percent in compliance. So, you won’t have access to the personal information of the applicants, and we won’t let you make the final decision about the tenants we approve or deny. In fact, we ask you to leave the entire process to us.

This is for your own legal protection.

We understand the laws and the requirements better than most of the property owners we work with. This is why you ask us to lease your home and screen your tenants. The result will be exactly what you want and need: a well-qualified, thoroughly screened tenant.

All applicants 18 years of age and older are required to undergo a complete credit and background check. They’re provided with a copy of our privacy policy, and anyone on our team collecting personal information from lease applicants MUST have a written privacy policy to present to the applicants.

We provide tenant screening services in the Austin area and Central Texas including Travis, Williamson, Hays, Bastrop, and Bell counties.

We don’t like collecting application fees for applications we may never screen, so we process each applications on a first come/first served basis. If we’re in the process of screening for a particular property, we’ll hold any later applications in a backup position.

Only our staff will process the applications we’ve received. Outsourcing, we believe, takes too much control out of our experienced and trustworthy hands. We insist on documentation, verification, and taking the extra steps that are necessary to thoroughly screen prospective tenants.

Our process is fair, consistent, and legally compliant. It includes:

  • Nationwide criminal background checks.
  • Credit check.
  • Employment and income verification.
  • Rental history references.

If a credit score falls below our standard of 600, or one year of employment can only be verified instead of two years, we may approve the tenant and ask for a higher security deposit.

You’re covered by our Tenant Guarantee. Any tenant we approve comes with a guarantee that they will successfully complete their lease term. If they don’t, we’ll lease the home again – free of charge.
