Applying for an Austin Rental Property: The ALPS Process
We want to help. If you know what your budget is and you have an idea about your desired neighborhood, we have an excellent starting point.
We’ve rented homes. We manage homes. We understand that the application process can be confusing and time-consuming, and we’ve done everything we can to streamline what’s required of you so we can move on and help you settle into your new place.

It’s also easy to find our available rental property listings with the Austin Board of Realtors multiple listing service (MLS) system.
We don’t think you should rent a property without seeing it. Schedule a showing with the assistance of the Austin Landmark Property Services REALTOR Team. If you’re already working with an agent to find your next rental home, any REALTOR that’s a member of the Austin Board of Realtors can show you the property.

Austin Landmark’s Application Requirements
Our resident application criteria will be provided to every potential applicant. It’s online and easy to access. We recommend you read it thoroughly so you can determine whether or not you have a good chance of being approved for the home.
Applications are processed on a first come first served basis. This reflects our commitment to fairness and consistency. We approve the first qualified applicant. Backup applications may be submitted and held in place, at no cost to the applicant. Any fees submitted for backup applications will be refunded unless the applications are processed as a primary application.
Prospective tenants can apply online using the application link on the listing page on our website, or on the public MLS listing online application link.

To apply, you’ll need to:
Complete the online application
Upload supporting documents that verify income and other information
Pay the application fees
If more than one adult will be living at the home, applicants must indicate this on their application. A link will be generated to share with co-applicants by email or text. All adult applicants can use the shared link to apply as a group.
Sometimes, a co-signer is necessary and in that case, your co-signer may complete the co-signer application online using the same method through our website or MLS listing link. Co-signer applicants don’t have to provide as much information as the applicants who will be living in the home.
Any incomplete or missing information can cause delays in the approval process or cause an incomplete application to be passed over for a complete application. Please make sure to read all instructions carefully and provide all needed documents and information during the application process.
Preparing to Sign Your Austin Lease Agreement
At this point, we’ll prepare your lease agreement. Please review it carefully before you sign it, and prepare a list of questions or clarifications that you need from us. We’re going to ask for your move-in date and expect to collect all move-in funds, including the security deposit, which is required as soon as you’re approved.
Before you move in, you’ll have to pay any remaining deposits, and one full month of rent. Any prorated rent will be due on the second month of the lease.
When you’re ready to move in, you can meet your property manager at the ALPS office to obtain keys and any access devices.
The hard part is over. Now, you can turn your house into a home. We are here to help you enjoy your stay.
