Protecting Your Austin Rental Investment with Detailed Property Walk-Throughs

Smart landlords know it’s important to keep an eye on their investment property. At Austin Landmark Property Services, we don’t make promises we can’t keep. We know some property managers claim to inspect your home three or four times a year.

That’s unlikely.

In Texas, only licensed inspectors may conduct an official inspection. A licensed inspection can cost hundreds of dollars and is typically only performed when purchasing a home. Most Austin property managers are not licensed inspectors. Therefore, we do not promise to perform inspections. Instead, we perform walk-throughs.

When you have a good tenant who pays rent on time and your home doesn’t have any real maintenance issues, we’ll perform a walk-through once a year, usually halfway through the lease period. Anything more frequent could violate your tenant’s privacy and look like harassment. If your property has ongoing or recurring maintenance issues or your tenant has proven to be a problem, we’ll make the walk-throughs more frequent.

Walk-Throughs Avoid Deferred Maintenance and Property Damage

The most important reason you need an annual walk-through is to ensure the safety and habitability of the rental home. Some of the high priority safety and habitability issues we check for include:

  • Functional smoke alarms

  • Window and door locks

  • Unreported leaks or water problems

It’s also important to use these walk-throughs as a lease enforcement tool. You want to be sure your resident is following all the terms of your lease agreement. We can look for unauthorized pets and roommates, and we’ll also document any modifications that have been made to the home. We’ll address illegal activity and bring the resident into compliance before situations get out of control.

Walk-Through Reports are Detailed and Documented

We want to make sure everything is detailed, accurate, and well-documented when it comes to walk-throughs at your Austin rental property. We contract with third-party vendors who specialize in these walk-throughs. It ensures a completely subjective and accountable report. We can review and provide a consistent, professional report with pictures included. You don’t want a busy property manager rushing through this task. You want a professional who is experienced in this type of walk-through.

Your report will be emailed and available as soon as it’s complete. We will handle all high priority items right away, and we’ll discuss lower priority items with you before making any repairs or taking any action.

One thing we want to remember is that these are not licensed inspectors who are looking at your home. They’re relying on visual inspection of systems like the HVAC, plumbing, roof, hot water heater, and other systems and functions. We believe in full disclosure and transparency; we’re not going to assure you the roof is in perfect shape if our vendor could not get up there due to dangerous conditions.

This is a cost-effective alternative to professional inspections. A walk-through in most homes will cost less than $150.

Additional Ways we Protect Your Austin Investment

Beyond annual walk-throughs, random drive-by checks of the exterior are performed. This is easy for your property managers to do when we’re in the area.

When work is performed at the home, our in-network vendors will always report anything out of sorts to us. For example, if there’s a dog at the property when we listed the property as being pet-free, our vendors and contractors will let us know. Anything that looks off to our professional maintenance partners will be reported and dealt with.

Our Austin property owners who use this regular walk-through service feel more informed about their properties, and these investments are typically better maintained. We find there’s less deferred maintenance and fewer tenant surprises. These aren’t mandatory when you work with us, but we highly recommend them.

When we saw this house we knew we had to rent it! We were in a situation that required us to move quickly. ALP understood and jumped in to help get the paperwork initiated and all the house details taken care of. Even when we discovered that the City had disconnected the gas meter and ALP had to go through the process of getting a new permit, we were still able to move in on time. Marc was very professional and he responded to my calls and texts almost instantly. I would recommend them as property managers for busy people.

Working with Marc was great! The market is very tight for renters during the COVID-19 pandemic. The area we wanted to stay in is also in great demand. When we found the house he immediately prepared the paperwork and stayed in contact through the process. Very professional and easy to work with on-line. Very good response time on service call for garbage disposal, they noticed leak under sink and I got a new faucet. Unfortunately, they chose to buy a really inexpensive one that does not function as well as a higher end product. Oh well, not really complaining, just taking the time to fully explain my experience. We have rented here for 18 years.
